This is a Full-time position in Phoenix, AZ posted May 3, 2021.

Descriptionhardison/downey inc., a Kitchell operating company, seeks an experienced Project Manager with commercial project experience to join our close-knit team of employee-owners.

This is an opportunity for the right candidate to build a long-term career at one of the most innovative and growth-oriented building companies in the United States.The Project Manager will deliver a construction project from its conception.

The Project Manager is responsible for assisting in training and developing support staff members accountable to this position.

Some areas of responsibility will overlap with Project Superintendent responsibilities.

The Project Manager will be responsible for the proper management and control of the total scope of services as defined in the project contract documents.RequirementsDuties & Responsibilities Utilizes safe work practices and follows directives, policies and procedures for assisting and maintaining a healthy and safe work environment as outlined in the intranet Safety Manual.

Conduct and upload a safety inspection at a minimum once every two weeks using the appropriate software.

Review and monitor all design and construction phase documents for conformance with the budget, schedule and prime contract.

Participate in drafting and/or review of Owner Contacts.

Review submittals and shop drawings to ensure they meet criteria and intent.

Prepare Owner agreement summary with key project terms, notice requirements, key milestones and communicate same to the project team.

Assist PRECON Team in reviewing and monitoring all design and construction phase documents for conformance with budget and schedule expectations and risk.

Assist PRECON with preparation of ‘Instructions to Bidders’ for scope accuracy and inclusion of key Owner Agreement provisions on assigned projects.

Participate in preconstruction safety and trade partner kick-off meetings to evaluate risk and establish project expectations.

Create Bid lists with qualified trade partners.

Evaluate bids and make selection recommendations.

Negotiate pricing and buyout for project using established processes and procedures to ensure minimal open issues.

Develop bid posting scopes of work for assigned trades.

Analyze and level bids received for assigned trades during the bid leveling process.

Work with trade partners to ensure that the complete scope of work is covered.

Select the apparent best bidder and defend the decision during estimate review.

Prepare ‘Instructions to subcontractors’ and coordinate bidding process on assigned projects.

Initiate Project Start up in accordance with established protocols and procedures.

Oversee Project Closeout milestones, including Project sign-offs by all Authorities, punch list initiation and completion, project close out documents.

Work to understand the general methods of construction to provide input on constructability and productivity.

Help adjust estimates to account for unforeseen complications that could have a negative impact on h/d’s fee percentage.

Ensure all project estimates are prepared in accordance with the requirements of the project.

Working knowledge of CPM Scheduling in order to assist in the preparation of the schedule, oversee the project team and management of the project schedule.

Have proficiency in all aspects of project procurement in accordance with the established project schedule.

Help develop and maintain project schedule by holding trade partners to their commitments.

Participate in project pursuits and interviews for same when required.

Participate in and oversee QA Pre-Assembly meetings to ensure proper assemblies are utilized and details are coordinated with all project team members for quality building envelopes.

Engage Director in owner negotiations as needed.

Other duties as assignedEducation and Experience Required Minimum 5 years’ progressive and position related work experience in construction management and a bachelor’s degree from four-year College or university in construction management or related field.

OR An equivalent number of years of education and experience.

License and Certifications This position requires an OSHA 30 certificate.

If the candidate does not have one, they will be required to attain an OHSA 30 certificate within the first 6 months of employment.Knowledge and Skills Required: Demonstrated leadership abilities and a broad knowledge of construction methods, materials and systems.

A good understanding of construction methods, building concepts, materials, scheduling, bidding, estimating and blueprint reading and communicating.

Excellent people skills, good communication skills and a high level of integrity.

Requires excellent computer skills.
